A lot of these properties run on private wells instead of the municipal water system, and mineral content swings from one lot to the next. A built-in ice maker or a wine room’s small cooling unit running on hard well water scales up faster than the same unit would on city water, and when I get to a Woodside call and find more scale in the water line than the age of the equipment explains, well water is where I look first. Past that, a Sub-Zero column running warm is more often a bad evaporator fan or a stuck damper than a failed compressor, and a wine cellar drifting off setpoint is usually the door seal or the humidity control.
